In the Areas section(s) of the Properties Panel in the Rooms Module, there is a summary of Gross and Net areas for both Programmed and Designed areas. Additionally it is possible to manually enter the initial planned gross area of the Project, as well as an overall Project Gross/Net factor. The Project Gross/Net is added on top of the Departmental Gross/Net factors that may have been used to calculate circulation etc for each Department (Function). The Project Gross/Net is used to calculate total calculated Programmed Gross area and total calculated Designed Gross area.

It is also possible to add a default Function Gross/Net factor. This factor will just be stored - and displayed- at the Project level, but if a new Function is added in the Function structure, it will automatically be assigned the default Function Gross/Net factor.


If you don't want to use Gross/Net factors in your Project, enter "1.000" as the default Gross/Net factor, and as Project Gross/Net factor.


The use of Accumulating Gross areas and Gross/Net factors in the dRofus project

The Gross/Net factors can be added at each Function level in the Function structure. In the example shown below, there can be different Gross/Net factors at the the Project level ("Default Function Gross/Net"), and at the Administration Department, and the Pediatrics department, Station A and Station B.

The calculations depend on the assumed work process. In the example below the Function level 1 is called "Department", and Function level 2 is called "Sub-Department":

  • For Planned Areas on Functions, the Default Function Gross/Net factor is entered manually, here as 1.2. However, when the Sum Department Functional Gross (which is the sum of all the Department Gross areas from the Function levels below) is calculated it is from the Net area and Gross/Net factor for each Department. Thus, the Administration Department (here having a Gross/Net factor of 1.35) and the Pediatrics Department (having a Gross/Net of 1.15), leads to a Gross area for the Project that is no longer calculated as a factor of 1.2, but rather the average of the Gross and Net of the Rooms below. Similarly, the Sub-Department Gross will depend on the the Net areas and Gross/Net factor of each Sub Department. 
  • For Programmed Areas, the Gross/Net factor is based upon the Net area added to each Room and the Gross/Net factor used to calculate the Gross area of the Room. 
    The Gross/Net factor used, is the one at the lowest level in the Function structure, in which the Room has been placed - in this example, on the Department Gross/Net of Administration, which is 1.35, and on the Gross/Net factors of Station A which is 1.15 and on Station B which is 1.20. Since some areas in this Project may not have been properly planned yet; we have an average Gross/Net factor on rooms of 1.084
  • For Designed Areas, the Gross/Net factor is calculated based upon all the designed Gross areas of each Department and the sum of the designed Net areas of all Rooms in those Departments. Since we are in the middle of the design in this Project and have not yet added Designed Gross to all my Departments, the factor in my example is very erroneous.


Show Group Gross/Net on Project

Shows "sum programmed gross area" and "sum designed gross area" for each group type that has enabled areas in the project property panel.

Total calculated programmed Gross area: Calculated from the sum of the product of the sum of all gross area from rooms in the groups and the group gross/net factors, eg. for a group type "Building" with a building "Building 001" and "Building 002", the total area is (the sum of gross area of all the rooms in Building 001 x gross/net for Building 001) + (sum of gross area of all the rooms in building 001 x gross/net for Building 002) 
Sum <group type> Designed Gross Area: Sum of all the group designed areas of the group type, eg. for a group type "Building", the sum of all designed areas of the buildings.
